Cababin Inspection Complete

Just got back from a great day at the mountain. Rachel picked me up at 8:30am and we drove out to the Cababin. When we arrived, Wayne (our home inspector) and John (the septic checker guy) were already hard at work. John was just about to leave, completely frustrated, when his shovel hit the septic tank. It was buried under a bunch of earth and debris. It checked out fine, John collected his check, and moved on to his next appointment.

From there, we toured the house with Wayne as he conducted an extremely thorough inspection -- as usual. We've worked with him twice before... once on Schriber's house, and once on my parent's house. What other inspection guy carry's around an equipment belt that would make MacGyver jealous, takes digital photos of everything, and prints out a report that is museum quality. If you ever need a home inspection done in the greater Portland area, don't even think about using another guy -- in my mind, there is no other home inspector. (Wayne Gardner, Red Wall Property Inspection LLC, 503-538-2054).

The Cababin was built in the early 80s, and has been used less than a year of that time. It's been largely neglected -- so there is some wear and tear on the outside (dry rot, etc.), but nothing serious. In fact, structurally it's in fantastic shape. Overall, it received high marks.

Rachel helped me take some measurements of the property so we can start planning the future improvements (new flooring, new kitchen, new bath, new staircase to the loft, new decks). From there, we grabbed some lunch, poached one of our neighbors access points to the Sandy River, had a little picnic, and then headed back into town. I can't wait to explore this whole area with Angela and the dogs... simply put, it's an amazing place.

You can see a bunch of photos from the day here:

Next up... appraisal. And finding some contractors that want to help with the renovation...
